District 1 Studio is a Dallas based studio for planning, building design and permit expediting, previously known as Kapateca Permit Services, it was founded in 2004 by Karen Tellez. Our firm focuses unique, individual, and personal grace with major effort to every single project. The result is a soulful project with an approach to the design of what makes The City of Dallas so characterful and powerful.
We provide experienced consultation and representation regarding local land use, zoning, building code and all aspects of development services for approval.
We understand that a successful design comes from the foundation of a client – relationship trust. We thrive in establishing a comfortable relationship with our clients so we can understand their goal and make their dreams become a reality.

OUR APPROACH
We believe that to build responsibly requires everyone involved from investors to architects to constructors to approach the design of a project holistically from a large vantage point right at the beginning.
Every one of our projects starts with a fresh idea, resulting in a solution that is uniquely tailored to the site, its context, and its users. Our small, close-knit team under the direct supervision of its founder, Karen Tellez, allows us to see a project from beginning to completion. We ensure continuous monitoring by working closely and personally with the client throughout beginning to end.
OUR SERVICES
DISTRICT 1 UNIQUE PROCESS
Understanding your project. It is so important and the initial step to ensure a successful, diligent, on budget and on deadline result. We gather our team of experts to ensure all aspects of your project comply with the current zoning and building code. This is important so you can be informed of any special requirements or costs that your project may incur.
After Understanding Your Project, we will then develop your concept from a finish board we will uniquely create for you to become an on-site reality.
While the project is being developed, we also work on creating your unique brand to perfectly match your future space and interior. Branding is who you are as a company and it is so important. At District 1 we help you built a successful solid brand for your business.
We will develop a schematic floor plan that will work best for your space and will also meet the local building code so that the plan review processes are approved effectively and in a timely manner.
Once the final floor plan, interiors and branding are approved we then complete a rendering of the space so you can visualize the space we uniquely created for you. We then complete the full set of drawings required for building permit approval. Any structural or civil engineering design can also be completed by our firm.
We submit the full set of drawings, complete all necessary applications, and submit any additional paperwork required for permit application acceptance. We follow the process diligently and represent you until the building permit its approved. We will apply for any permit business to operate properly.
We can obtain your Certificate of Occupancy, Liquor License, LLC, Sales Tax, and many others.
As your designer and permit expeditor we will be fully informed by this stage of all items that are crucial for the construction to be done properly and effectively. As your general contractor, we will be able to save you time and help you stay within budget and meet your deadline for your grand opening.
As your project manager we do our due diligence in performing all aspects of the construction process with excellence and get your green tags and inspections approved. If you decide to change an aspect of the project not approved on the plans, we will submit any necessary addendums to the City for approval.
